It is actually very expensive to become LEED certified. Soft costs (non-constructional costs) add 1.5-3.1% to the total cost of the building. Greening to improve environmental efficiency adds another 3%, and annual costs add another 5-11% to those. So basically, construction costs are around 5-6% (which when many buildings cost many millions of dollars adds up quickly), and annual costs increase 5-11%.
