How to determine the average amount of air leakage from an open window in the winter?

I am an energy auditor and am doing an audit of dorms at a college and find a percentage of windows open in dorm rooms and want to quantify the amount of heat loss because of this.

    In thermodynamics, the amount of heat lost to a system is equal to the amount of heat gained.  This means that if you take the quantity of energy that needs to be put into the building in order to keep it at a certain temperature, then you will have the amount of heat lost in the building, which is equal to the amount put in.

    It is important to note, however, that there are other ways for heat to escape the building.  It can radiate through the glass of closed windows and even through the walls of the building itself.
